How this Airbnb income calculator works

The math behind every short term rental calculator is the same four steps. Booked nights equal occupancy times the nights in a month. Gross revenue equals booked nights times your nightly rate, plus the cleaning fees guests pay. Variable costs scale with stays: platform fees, management, cleaning labor, and restocking. Fixed costs show up whether anyone books or not: the mortgage, utilities, insurance, and software.

Profit is what is left. Break-even occupancy is the share of nights you must book before that number turns positive. If your break-even is above about 60 percent, the home is fragile. One slow season and you are covering the mortgage yourself.

The three inputs that matter most

  • Nightly rate. Pull it from comparable homes near you, same bedroom count, same season. Not the best listing in town, the typical one.
  • Occupancy. The number people guess too high. Run the low scenario and make sure you can live with it.
  • Stay length. One-night stays look great on revenue and terrible on cleaning bills. Longer minimums trade a few booked nights for far fewer turnovers.

What a calculator cannot tell you

A calculator assumes every month looks the same. Real calendars do not. In Central Iowa, Iowa State football weekends, graduation, and the Iowa State Fair can book at multiples of a quiet winter weeknight, and a December can look nothing like a September. Seasonality, local rules, and how well the listing is priced and photographed decide whether you land on the low row or the high row above.

Airbnb Calculator FAQ

Questions owners ask before they run the numbers

How do I calculate Airbnb income?

Multiply your average nightly rate by the nights you expect to book, then add the cleaning fees guests pay. Booked nights are your occupancy rate times the nights in the month. That is gross revenue. Subtract platform fees, management, cleaning labor, and your fixed costs to get profit.

What occupancy rate should I use?

Use a number you can defend for your specific address, not a national average. Occupancy swings a lot with location, season, and how the listing is priced. In Central Iowa, event weekends like Iowa State football and the State Fair book far above a normal Tuesday in February. If you are unsure, run the calculator at a low, middle, and high occupancy and plan around the low one.

What fees does Airbnb take from hosts?

Airbnb uses two fee models. With split fees, the host typically pays about 3 percent and the guest pays a separate service fee. With the single fee, the whole fee comes out of the host payout, most often 15.5 percent and typically 14 to 16 percent. Check your own listing settings, because the model you are on changes your take-home a lot.

Does this calculator include taxes?

No. It estimates cash flow before income taxes. Lodging taxes are usually collected from the guest and remitted, and income tax depends on your situation. Talk to a tax professional about your numbers.

How accurate is an Airbnb calculator?

It is only as accurate as the inputs. The math is simple. The hard part is knowing a realistic nightly rate and occupancy for your exact home. That is what a market-specific revenue analysis is for.
